Lancaster Commons

Lancaster Commons, a subsidized off campus apartment complex reserved entirely for Duke Graduate and Professional students. Located at 2709 Western Bypass, a short drive from Duke’s West Campus, this apartment community is ideal for first-year graduate and professional students who are new to Durham.  

Lancaster Commons Apartments Spring 2023:

  • Located at 2709 Western Bypass, Durham, NC 27705; approximately 2.6 miles from Duke’s campus.
  • Featuring unfurnished one- and two-bedroom units.
  • The cost that each student will pay is below. All utilities are included with no application fee or security deposit.
    • 1-bedroom: $6,250 per semester ($1,250 per month)
    • 2-bedroom: $4,000 per semester ($800 per month)
  • Payments will be billed to students’ bursar accounts on a semesterly The Bursar's office has an option for monthly billing (see information about that here).PhD students who receive a monthly stipend can have their rent deducted from their stipend each month.
  • Lease Terms: 5-month or 7-month lease options to begin on January 2, 2023. In the spring, students can apply to remain at Lancaster Commons for the following academic year. The new lease would be from August 2023 through December of 2023, or August 2023 through May or July of 2024, based on the student’s housing needs.
  • Priority is provided to first-year international graduate or professional students who are new to Durham, NC.
  • Complimentary parking on site.
  • Duke Transportation bus route direct to West Campus. Also, within the Duke Vans service area. Buses run every 15 minutes from 7am-10:30pm.
  • Pets are not allowed at Lancaster Commons, except for registered service animals.
  • Lancaster Commons is only available for currently enrolled graduate and professional students and their partners/spouses/family members. (Unfortunately, we cannot accommodate postdocs or visiting scholars.)

Application Timeline

  • November 1 - The application will be live.
  • November 15 - Priority deadline for the Spring 2023 application process.
  • November 28 – Students who apply by November 15 can expect to:
    • Receive their housing assignment.
    • See their spring semester housing charges included on their spring bill from the Bursar’s Office. See payment information above.
  • January 8 – Last day to apply for spring housing.

Please know that students who apply for Spring housing between November 16 and January 8 will be assigned on a rolling basis.

Lease Terms: 5-month or 7-month lease options to begin on January 2, 2023. In the spring, students can apply to remain at Lancaster Commons for the 2023-2024 academic year. The new lease would be from August 2023 through December 2023, or August 2023 through May or July of 2024, based on the student’s housing needs.

Please note: Once students receive their housing assignment via their Duke email, they will have one week to confirm or cancel their assignment. If Duke receives no communication from the student, the housing assignment will be automatically canceled.

Roommates: We highly recommend that you find a roommate prior to applying to live at Lancaster Commons. Many programs have Facebook Groups, GroupMe’s, or other forums in which entering students can find a roommate. If you are not coming in with a roommate, we will do our best to place you according to the preferences you indicate in your application.
